The Most Common Issues Home Inspectors Find During Inspections

In the world of real estate, the home inspection process is crucial. It not only helps buyers make informed decisions about a property but also ensures that the property is in good condition. Recently, we spoke with Shawn Hamilton from Eagle Eye Home Inspections, who shared some of the most common issues they encounter during home inspections.

  1. Roofing Problems: The most common issues inspectors find with respect to the roof are improper flashing and gutter issues. When gutters pull away from the house, it can lead to wood trim/fascia boards rotting on the home. Gutters that are not properly attached can lead to poor drainage from around the foundation. Drainage around the perimeter of a home is essential to preventing water from entering the home and causing more significant damage that can be costly.
  2. Exterior Maintenance: Proper caulking and painting on the exterior of the home are key to prevent rotting. Inspectors often find that these areas are not properly maintained, leading to potential problems down the line.
  3. Loose Toilets: In many homes, inspectors find that toilets are loose and can cause water damage on multiple floors. This issue can be costly to repair and should be addressed promptly.
  4. Shower Grout Missing: Masonry grout in showers is another frequent issue. This can lead to mold and water issues behind the walls, which can be a significant health hazard. 
  5. Safety Measures In the bedrooms: Each room needs a smoke detector and a CO2 detector. These are essential safety measures to ensure the occupants of the home are taken care of.
  6. Fireplace Maintenance: If the home has a fireplace, it's necessary to have it cleaned regularly. A servicing record should be available, and if the outside needs tuck-pointing, it should be taken care of before it deteriorates the brick.
  7. HVAC Maintenance: The HVAC unit is another area of concern. Regular servicing is required to prevent the possibility of high repair/replacement cost. The homeowner should be taking care of small maintenance issues like changing the filter on a regular basis. The outdoor unit should also be cleaned and serviced to ensure proper operation.
